Air conditioners tend to fail on the hottest days of the year, because that is when they work hardest. A spring tune-up finds a weak part while it is still inexpensive to fix.
A maintenance visit is more than a cleaning. We measure refrigerant charge and superheat, the temperature split across the coil, capacitor microfarads against the rated value, motor amp draw, contactor condition and static pressure. Those readings tell us when a capacitor is at 70% of its rating and will not last through July, long before you notice anything is wrong.
Maintenance also protects your warranty. Most manufacturers require documented annual maintenance to keep the parts warranty valid, and a yearly tune-up costs far less than a compressor the warranty will not cover.
We handle both the spring cooling visit and the fall heating visit. Book either one on its own, or both, whenever it suits you.

What a spring tune-up covers
- Refrigerant charge verified against superheat and subcooling
- Condenser and evaporator coils cleaned
- Capacitor tested against rated microfarads
- Contactor, relays and wiring inspected
- Motor amp draw measured against nameplate
- Condensate drain cleared and float switch tested
- Filter checked, airflow and static pressure measured
- Written report of every reading taken
What gets measured
We recommend service once a year for cooling and twice a year for a heat pump. Most manufacturers require documented annual service to keep the parts warranty valid.
- Refrigerant charge
- Verified against superheat and subcooling, rather than topped up by feel.
- Capacitor
- Tested against its rated microfarads. A capacitor at 70% of its rating is unlikely to last through July.
- Temperature split
- Measured across the coil and checked against the manufacturer’s range.
- Static pressure
- This reading shows whether the ductwork is restricting the system.
What happens at a tune-up
- 1
Book a visit
Spring for cooling, fall for heating. Book one or both, with nothing to sign up for.
- 2
We measure
We check charge, amp draws, capacitor values, temperature rise, static pressure and combustion.
- 3
Clean and test
We clean the condenser and evaporator coils, clear the condensate drain and test the float switch.
- 4
Written readings
You get a written record of every reading, which is the paperwork a warranty claim is assessed against.
A maintenance visit is a measured inspection, with a written record of every reading.

Before you book
How often should air conditioning be serviced?
Once a year for cooling, in spring before you need it. If you have a heat pump it runs year-round, so twice a year — and most manufacturers require documented annual service to keep the parts warranty in force.
Is a yearly tune-up worth it?
If it catches one failing capacitor before it takes out a compressor, it has paid for itself several times over. It also keeps the documentation your parts warranty depends on.
Can I change the filter myself?
Please do — it is the single most useful thing an owner can do, and a blocked filter causes more “broken” systems than any component failure. But a filter change does not test a capacitor, measure a charge or find a cracked contactor.
